Carmel Partners Proposes 455-Unit Apartment Project in Los Angeles’ Sawtelle Neighborhood

A recent project proposal from San Francisco-based developer Carmel Partners could transform several single-family homes in Los Angeles into two eight-story apartment buildings. Should the project be approved, the development would bring 455 new apartment units to Los Angeles’ Sawtelle neighborhood. 

Located at 2217-2227 South Bundy Drive and 2222-2244 South Amherst Drive, the project calls for the demolition of 16 single-family homes for the development of the multifamily project. 

The first building would total 239,370 square feet and include 265 residential units, with 30 set aside as extremely low income housing. In addition, the project will feature 26,713 square feet of open space, 239 parking spaces and 157 bicycle parking spaces.

The second building, which will be located directly across from the first, will feature 195 apartment units, including 22 for extremely low income households. The companion building will total 180,373 square feet and also will include 18,265 square feet of open space, 190 vehicle parking spaces and 136 bicycle spaces.

Both buildings are being designed by Carrier Johnson + Culture and feature a variety of tenant amenities. A large, landscaped area will be located in the alley between the buildings, and both buildings also will feature open air courtyard decks and pool decks. Both buildings will also include lobbies with added lounge areas. 

Should the project be approved, the buildings would be located in Sawtelle, just west of downtown Los Angeles and in close proximity to Santa Monica and Marina Del Rey. The property is also in close proximity to several major freeways, including Interstates 405 and Interstate 10. Santa Monica Boulevard is also just several minutes away. 

The two buildings would not be Carmel Partners’ first multifamily development in the area. Since its founding in 1996, the company has been developing multifamily properties across the U.S., including in both Northern and Southern California, Seattle, Denver, Hawaii, Washington D.C. and New York City. In Los Angeles, some of the company’s previous projects include Linea, a 595-unit development at 431 South Sepulveda Boulevard; Eighth & Grand, a 700-unit multifamily property located at 770 S. Grand Avenue; Cumulus, a 1,210-unit development at 3321 La Cienega Boulevard; as well as several others.
