Carmel Partners to Construct 621-Unit Residential Development in Los Angeles’ Sawtelle Neighborhood

In a significant transformation of the Sawtelle neighborhood, Carmel Partners is forging ahead with plans to replace a stretch of single-family homes just south of Metro’s Expo/Bundy Station with a trio of modern multifamily residential buildings. The development will add much-needed housing options to the area and aligns with the Transit Oriented Communities (TOC) incentives, designed to promote larger and more diverse residential structures near transit stations. 

The three multifamily residential buildings will be located at 2201, 2217-2233, and 2301-2319 Bundy Drive, along with adjacent parcels facing Amherst Avenue to the west. The largest two sites to the south will host two eight-story buildings, accommodating a total of 485 one-, two-, and three-bedroom apartments, complemented by parking for 462 vehicles, according to a report from Urbanize LA. These buildings were entitled under TOC incentives, which allow for increased housing capacity compared to standard zoning regulations. Notably, 54 of the new apartments will be set aside as affordable housing for extremely low-income individuals for a remarkable 55-year period.

The third structure, situated on the northernmost parcel at 2201 Bundy, will be a mixed-use building of slightly smaller scale, featuring an additional 136 apartments, including 15 units dedicated to extremely low-income households. Ground-floor commercial space and parking facilities will also be included in the development.

TCA Architects has been entrusted with designing all three buildings, with contemporary aesthetics, energy-efficient features and amenities. The overall vision for the trio of structures will offer a combined total of 621 modern apartments.

The Exposition Corridor Transit Neighborhood Plan was instrumental in revitalizing the area around Metro’s Expo/Bundy Station. By promoting transit-oriented developments and allowing the transformation of single-family homes into apartment communities, the plan has facilitated the creation of vibrant urban living spaces with easy access to public transportation.

Carmel Partners’ latest venture in Sawtelle is not the first major development near Expo/Bundy Station. The nearby West Edge project, a mixed-use development, recently reached completion, offering 600 apartments, a Gelson’s supermarket and a 200,000 square foot office building leased by Riot Games.
