Elevado Group’s Submits Plans for 147-Unit Residential Project in Van Nuys

The Los Angeles Planning Commission has recently seen several mixed-use and residential project applications for the Van Nuys area. The latest proposal is for a modern apartment complex that would replace a commercial property currently housing a preschool. Woodman 30, as the project is known, is located at 6330 Woodman Ave. and is spearheaded by Elevado Group.

The application details reveal plans to construct a five-story building that will house a total of 147 apartments, offering a mix of studio, one- and two-bedroom units, according to a recent report by Urbanize Los Angeles. The project design by Stockton Architects envisions a contemporary podium-type building that blends with the neighborhood while offering a modern aesthetic. Additionally, the building will feature a basement resident parking facility with space for 150 cars.

Elevado Group has applied for Transit Oriented Communities incentives, which will allow the construction of a larger structure than what is typically permitted by zoning regulations. In exchange for these incentives, the developer has pledged to designate 15 of the new apartments as affordable housing units at the extremely low-income level.

The location of the project site played a pivotal role in securing TOC incentives. Situated two blocks north of the busway G Line Woodman Station, the property is positioned to take advantage of public transportation. This aligns with broader sustainability and urban development goals for the city, adds the report.

Woodman 30 is not the only Van Nuys development for Elevado Group. The developer is also behind a mixed-use project in North Hollywood, where they have integrated 119 apartments and 3,500 square feet of commercial space on the former site of Debbie Reynolds’ dance studio at 6500 Lankershim Boulevard. 

As Los Angeles continues to grow, the City seems to be focusing on urban development that can both modernize neighborhoods and create more affordable housing opportunities. The Registry has recently covered several other projects in Van Nuys, among them a 214-unit mixed-use development at 7115 Van Nuys Blvd., the 405-unit residential project by Uncommon Developers at 6728 Sepulveda Blvd. and the 111-unit mixed-use project at 16955 Sherman Way in neighboring Lake Balboa. 

Finally, The Registry recently reported that Alliant Strategic Development has broken ground on a six-story, 322-unit apartment complex at 7050 Van Nuys Blvd. The company previously started construction on a total of four transit-oriented multifamily housing developments, collectively introducing over 700 attainable and affordable rental units to Los Angeles’ San Fernando Valley.
