Great American Capital Plans 108,000 SQFT Self-Storage Development in Los Angeles’ Chatsworth Neighborhood

Los Angeles’ Chatsworth neighborhood could soon see more self-storage space following a recent application submitted to the City. Those plans call for the construction of a 108,000 square foot development along De Soto Avenue. 

The project comes from Great American Capital, with the remainder of the project team including architecture firm James Goodman Architecture as well as Emerald Design as the landscape architect. 

Located at 9129 and 9143 N. De Soto Ave., the project would include a zoning change to replace a gym that formerly housed LA Fitness with the self-storage development. The new development would be for Storage Etc., according to submitted documents. 

Overall, new development would be spread out across three buildings totaling 81,274 square feet, 15,415 square feet and 12,144 square feet. The project would also include a 680 square foot caretaker’s unit and 22 parking spaces in a surface parking lot. 

Great American Capital is a Las Vegas-based real estate development company. The firm has properties throughout Nevada as well as in Southern California and Phoenix, Ariz. To date, Great American Capital has developed more than three million square feet with a portfolio consisting of commercial, retail, multifamily, residential and industrial properties, among others. 

Should the firm’s newest venture into Chatsworth be approved, the project would join several other self-storage developments planned in and around Los Angeles. 

One of these developments is located at 43713 20th St. W in Lancaster and would feature a 733-unit self-storage development totaling approximately 80,000 square feet. In August, The Registry reported that the development secured a $10 million construction loan.

In Los Angeles’ Baldwin Hills neighborhood, project plans were submitted earlier this year for a six-story self-storage building with 294,731 square feet of storage space and 6,720 square feet of retail use. Located at 5741 West Jefferson Blvd., the project proposal comes from Public Storage.
