Grubb Properties’ 128-Unit Residential Project in Los Angeles Moves Forward

A 128-unit residential project is moving forward in Los Angeles. In a meeting late last week, the Los Angeles Planning Commission approved a site plan review for the project, which would take shape along Lankershim Boulevard in the city’s North Hollywood neighborhood. 

The project, which would be located at 5240 Lankershim Blvd., is planned by Grubb Properties and would include a seven-story structure with 5,000 square feet of ground floor space – including 1,500 square feet of dedicated space for public art – and parking for up to 71 vehicles. Behind the designs for the project are Urban Architecture Lab and MJS Design Group, with renderings showing a contemporary design. 

Overall, the project would include a mix of 23 studios, 66 one-bedroom units and 39 two-bedroom units. The project also uses transit-oriented communities incentives to increase the size of the project. In return, 13 of the total units would be set aside as extremely low-income housing.  

The project also features a number of amenities, including a residential lobby, bicycle room, courtyard, pool and two sky decks. 

Currently, the project site is developed with a two-story theater complex, home to the Laemmle Noho 7. The 1,100-seat movie theater along with remaining onsite structures would be demolished in order for the planned project to take shape.

The property is surrounded by a mix of retail and restaurant uses as well as various office uses. Several Metro stops are also located within the vicinity. 

Construction of the project is anticipated to take place over a 27-month period. 

Based in North Carolina, Grubb Properties was founded in 1963. The development firm focuses on the essential housing space with its Link Apartments brand, which aims to house those earning between 60 and 140 percent  of the area median income, according to the company’s LinkedIn page.
