276-Unit Development Proposed for Site of Dated Office Building in Woodland Hills

Emser International, the West Hollywood-based real estate investment firm led by Ehsan Ghodsian, has recently unveiled plans to transform a dated 1960s office building in Woodland Hills into a residential and commercial complex. According to a recent report by Urbanize LA, Emser International is seeking to replace the 64,000 square foot Mid-century modern office building, originally constructed in 1964 at the intersection of Canoga Avenue and Victory Boulevard, with a modern eight-story development.

The proposed development at 6464 Canoga Ave. envisions a 276-unit apartment complex rising to a height of 100 feet and encompassing 270,400 square feet of space. Additionally, the project is set to feature 4,000 square feet of ground-floor retail space, which will be dedicated to shops and restaurants. The project’s architectural details reveal a podium-type building design, featuring five levels of wood-frame construction situated above a sturdy concrete base.

To address the parking needs of residents and visitors, the project includes a two-level underground parking garage, ensuring ample parking while maintaining a clean and attractive streetscape.

The developer is also employing density bonus incentives, which will enable them to exceed local zoning regulations. In return, Emser International has pledged to allocate 28 of the planned apartments for very low-income households. 

Emser International, a family-owned company founded in 1968, is primarily known for its production and sale of decorative stone and tile, boasting a network of 78 showrooms nationwide. While Emser’s core business revolves around stone and tile, its real estate arm is spearheaded by Ehsan Ghodsian.
