
Los Angeles-based real estate firm Jamison Properties, known for its Koreatown residential developments, is now targeting a prime stretch of the Wilshire corridor for its latest venture.
According to plans submitted by Jamison Services to the City of Los Angeles, the company is planning to convert a 17-story high-rise office building located at 6380 Wilshire Boulevard into a modern apartment complex.
Overall, the project would span 144,000 square feet and would transform the interior of the existing 1963 building into 210 studio, one-, two- and three-bedroom apartments. Additionally, the conversion plan includes a parking facility capable of accommodating 176 vehicles in the existing above-grade garage.
To bring their vision to life, Jamison has enlisted Next Architecture, a design firm specializing in adaptive reuse projects. The plan entails retaining the building’s original windows and glazing, while introducing new windows in select areas of the above-grade parking garage. Furthermore, a rooftop penthouse structure will be added, enhancing the building’s architectural appeal.
In addition, 27,000 square feet of amenity spaces would be included. Spaces featured in the project would be a state-of-the-art theater, a co-working space, fitness center, yoga studio, game room, rooftop pool deck and more.
The project site is located just two blocks east of the planned Wilshire/Fairfax Metro. It is also near a mix of new and planned residential developments. Various shopping and dining options are also near the site.
Jamison’s move to convert the Wilshire Boulevard high-rise into a contemporary apartment complex adds to a number of nearby planned developments by Jamison in the area.
At 520 South La Fayette Park Place, the company is planning a 141-unit multifamily development. The project would transform a current six-story, 95,000 square foot building that is currently located at the site.
Another property planned by the company in the area is a 120-unit apartment building at 975 Manhattan Place. The project will total 95,206 square feet and stand seven stories.
Jamison Properties is the development arm of the larger Los Angeles-based Jamison Services Inc. The company was founded in 2013, and since then, has delivered approximately 4,700 residential units and has another 2,500 units currently under construction, according to the company’s website.
