Los Angeles Planning Commission Upholds Approval of 260-Unit Apartment Project

In a recent meeting, the Los Angeles City Planning Commission maintained its support for the proposed Artisan Hollywood high-rise, dismissing objections from the operator of a neighboring historic property, according to a report from Urbanize LA. The project, spearheaded by Artisan Ventures, aims to revamp a surface parking lot at 6350 W. Selma Ave. into a 25-story building at the corner of Selma and Ivar Avenues.

The project comprises 260 apartments ranging from studios to three-bedroom units along with retail space and a parking garage totaling 6,790 square feet. Additionally, 26 apartments are reserved as deed-restricted extremely low-income affordable housing.

Designed by Gensler, the tower will showcase a mix of brick, metal and glass elements, housing various amenities like a fitness center, a business hub and a rooftop lounge.

Despite objections from the owner of the historic Sound Factory across Selma Avenue citing potential construction vibrations disrupting the studio’s operations, a staff response recommended denying the appeal. The response highlighted the temporary nature of the expected vibrations, comparing them to those caused by a passing motorcycle. Additionally, it clarified that while the Sound Factory building holds historic significance, the protections do not extend to its current use.

An environmental study foresees a 26-month timeline, initially slated for completion by 2025.

Founded in 2016, Artisan Ventures is an owner and operator based in Santa Monica. With a focus on properties throughout Southern California, its principals have collectively acquired a portfolio of approximately 12.4 million square feet and valued at $5 billion, according to the company’s website.
