LPC West Plans 309-Unit Mixed-Use Project in Culver City

In a move that seeks to revitalize Culver City’s Fox Hills neighborhood, LPC West, the West Coast subsidiary of Lincoln Property Company, has unveiled plans for an exciting redevelopment project. According to an environmental report published by Culver City, the developer plans to revamp a more than two-acre site with a 309-unit mixed-use project.  

Situated at 5700 Hannum Ave., the project would redevelop a 1970s-era office building that is currently onsite with a mix of residential use, commercial space and various amenities. Designs for the project come from KFA Architecture with landscape designs from Agency Artifact. 

“The project is consistent with Culver City’s Housing Element, meeting the city’s future goals and providing much needed housing units in a beautiful mixed-use format. The 6-story project creates a vibrant transition between commercial uses to the north and west and residential uses to the east. Neighbors and pedestrians will be able to enjoy new retail, open spaces, and housing at the street level,” the project’s website states. 

Overall, the project would include the development of a six-story building with a mix of studio, one- and two-bedroom apartment units. Additionally, LPC West has applied for density bonus incentives to exceed Culver City’s zoning regulations, allowing for greater height and increased housing capacity. In exchange for these concessions, the developer has committed to setting aside 27 of the new apartments for very low-income affordable housing.

Beyond the residential spaces, the building will also feature approximately 5,600 square feet of ground-floor commercial space and parking for up to 428 vehicles in an at-grade as well as two subterranean levels. In addition, more than 54,000 square feet of open space will be integrated into the project. This space will include a central courtyard, a state-of-the-art gym, common rooms for socializing and a rooftop amenity deck with panoramic views. 

The project also features a new plaza accessible to the public, fronting Hannum Avenue, with other outdoor features including seating and landscaping. 

Pending approvals and regulatory processes, construction on the development is expected to commence as early as the first quarter of 2025. The estimated construction timeline spans approximately 30 months, with completion anticipated in the fourth quarter of 2027. Currently under review by the City, the public is also welcome to comment on the environmental report through Sept. 28.
