National Storage Affiliates Trust Acquires 600-Unit Storage Facility in San Bernardino for $10MM

Another self-storage facility has traded hands in the Inland Empire. In a recent deal, an entity tracing to National Storage Affiliates Trust acquired a 600-unit storage facility in San Bernardino for $10 million, or about $109 per square foot and $16,667 per unit. The property was sold by an entity linked to Irvine-based Guardian Storage Centers.

The property is located at 550 W 40th St. and consists of 13 buildings totaling 91,465 square feet. The site was built in 2017 and is home to the StorAmerica self-storage brand, which is owned by Guardian Storage Centers. 

The storage facility is situated in northern San Bernardino between State Route 18 and Interstates 210 and 215. The property is primarily situated among single family homes with various retail assets also located within close proximity. 

National Storage Affiliates Trust is a real estate investment trust with a focus on self-storage facilities. As of June 30, the firm holds ownership interests in and operates 1,117 self-storage properties, which includes approximately 72.8 million square feet. The firm’s portfolio spans 42 states as well as Puerto Rico. 

StorAmerica is a subsidiary of Guardian Storage Centers. With Guardian and its affiliates, StorAmerica owns and operates more than 75 properties and 4.9 million square feet of space throughout California, Arizona and Nevada, according to its website.
