Onni Group’s Hollywood High-Rise Development Takes A Fresh Perspective

The City of Los Angeles is reviewing a final environmental impact report for Onni Group’s proposed high-rise development at 1360 N. Vine Street in Hollywood, and the project details have been circulated among stakeholders and the public. This update offers a fresh perspective on the development, which has undergone significant revisions since its inception. In its last update in June 2022, the project transitioned from its original residential-only concept into a mixed-use, residential, and commercial development that is promising to reshape the iconic Hollywood skyline.

The revised project proposal presents two options that are working its way within the community, according to a recent report in Urbanize LA. The first option envisions the construction of a residential structure featuring 429 units, including 36 designated for very low-income households. This residential tower will rise above a 55,000-square-foot grocery store, accompanied by 5,000 square feet of additional commercial space and subterranean parking. Notably, the historic bungalows to the east of the tower will be carefully preserved and repurposed, either as 12 additional homes or as restaurant spaces.

The second option, geared toward Hollywood’s thriving office market, proposes a 17-story, 303-foot-tall building. This office-oriented structure boasts approximately 464,000 square feet of office space on its upper floors, complemented by 12,000 square feet of prime restaurant space on the ground level. Similar to the first option, the bungalows neighboring the site will be retained, serving either as housing or restaurant spaces.

One of the most striking revelations from the final environmental impact report is the transformation of the residential option’s design. Solomon Cordwell Buenz has taken the reins from Stanley Saitowitz | Natoma Architects as the lead designer for the residential alternative. The new design maintains the fundamental shape of the prior iteration while introducing fresh exterior elements characterized by sleek metal fins, replacing the previous grid pattern. Furthermore, the tower’s height has been subtly adjusted, reaching a new maximum of 33 stories and 383 feet, compared to the previous 32 stories and 360 feet.

Earlier environmental studies had tentatively projected that construction at 1360 N. Vine Street would commence in 2023, with an anticipated completion date in 2027. However, these timelines hinge on securing the City Council’s approval for a necessary zoning change.

This project is just one of several dynamic ventures Onni Group has on the horizon for Hollywood. Among them is a 260,000-square-foot office building near the intersection of Santa Monica Boulevard and La Brea Avenue, and a proposed 210,000-square-foot complex positioned just north of Hollywood Boulevard. While the office market outlook may raise questions, developers have fared better than average in Hollywood compared to the broader Los Angeles landscape. Large tenants such as Netflix have staked their claim by leasing multiple new buildings in close proximity, including securing all of the office space at Kilroy Realty’s On Vine campus just across the street.
