Progress Made at Site of Onni Group’s 54-Story Residential Development in Los Angeles

The skyline of Downtown Los Angeles is poised for a significant transformation as a residential tower takes shape at 230 West Olympic Blvd. and 1000 South Hill St. The project, led by Onni Group, envisions a 54-story high-rise that combines residential and commercial spaces with onsite parking. Nine months after the groundbreaking ceremony, the construction site has seen some progress, with concrete and rebar rising nearly 20 floors above ground, according to a report from LA YIMBY. 

IBI Group has taken the reins as the project’s architect, inheriting the role from Chris Dikeakos Architects, which played a crucial role in the entitlement design phase.

Upon completion, this 54-story high-rise will house a total of 685 apartments, all perched above a podium-like structure that incorporates a parking garage and commercial spaces on the ground floor. Impressively, the parking garage will accommodate up to 1000 cars, catering to the needs of both residents and visitors.

Throughout its development journey, the project underwent revisions that sought to strike a balance between height, design and utility, states the report. Initially conceived as a 60-story tower, reaching approximately 760 feet in height, the revised plans have sculpted the tower to a height of 590 feet, which remains an impressive feat. These modifications were accompanied by a reduction in the number of planned dwellings from the initial 700 to the current 685.

When it is completed, the tower will be modern in style with a mix of glass and steel elements, renderings show. 

As the tower continues to rise, the project is expected to take approximately 30 months to reach completion. 

However, Onni Group has been in the works to develop other large-scale residential projects throughout the Greater Los Angeles area.

The developer also has plans for another project in Long Beach. Situated at 6500 Pacific Coast Highway, the project will feature 600 residential units across two five-story buildings. The project is called Onni Marina Shores and would also include 4,000 square feet of commercial space and a three-level podium garage capable of accommodating over 1,100 vehicles, according to The Registry’s previous reporting

Since its founding, the Vancouver-based firm has constructed over 15,000 new homes, owns and manages more than 11,200 rental apartments and has built more than 18.4 million square feet of office, retail and industrial space, its website states.
