Redcar Properties Plans 75,135 SQFT Office Building in Santa Monica

While the Greater Los Angeles area has seen a number of challenges in its office market, Silicon Beach is continuing to see new development. In Santa Monica, for instance, plans for a new 75,135 square foot commercial office building are being proposed along Nebraska Avenue. 

The four-story development, located at 3122 Nebraska Ave. on just over an acre of land, is proposed by Redcar Properties with designs from architecture firm HGA. Plans also call for 151 parking spaces in three levels of below-grade parking and approximately 5,304 square feet of open space. 

According to project documents, the project would provide various outdoor amenities and connection to Santa Monica’s network of greenway trails. A variety of landscaping and outdoor terraces would also be part of the project. Overall, designs for the project show plans to connect the interior and exterior of the site. 

The overall design concept of the project is described in plans as a series of stacked creative office pavilions with a mix of natural and industrial materials, like concrete and glass, which HGA aims to soften through the project’s landscaping. 

“Inherent to the primary form of the building massing, the envelope and superstructure dance to yield a delightful relationship of spaces between inside and out. These modulated spaces connect the activity of the indoors to the dynamism of the terraced outdoor landscapes. The pushing and pulling of both the glazing and the floor planes within the framework of the superstructure creates an assortment of relationships between the interior and exterior for the users. These relationships are layered through the longitudinal site and enhance the various ways light is tempered, diffused, captured, and harvested throughout the building,” plans state. 

The project site is situated north of Interstate 10 and just south of Santa Monica Boulevard. Various commercial office buildings surround the property, with occupants including Activision Blizzard, Amazon, Hulu, Lionsgate Entertainment and Riot Games Inc., among others. 

Redcar invests in urban commercial real estate throughout the Greater Los Angeles area. The company has a number of properties throughout Santa Monica, including a building at 170 Pier Ave., 2425 Michigan Ave. as well as several others. 

Last year, the company also acquired another building in Santa Monica, as previously reported by The Registry. The Meridian Building, located at 1448 15th St., was sold to Redcar Properties by DPI Retail in August of 2022. The property consists of one three-story building totaling 24,062 square feet.
