After breaking ground in 2021, the Weingart Center has recently opened its 51-unit affordable housing project at 11010 Santa Monica Blvd. Referred to as 11010 smB, the project is intended to house unsheltered seniors and veterans living in Los Angeles.

While nonprofit organization Weingart Center is the owner of the five-story development, Swinerton served as the general contractor and Perkins&Will served as the architect behind project designs.

“In response to our city’s ongoing housing crisis, we designed a project that could offer near-immediate support and shelter to unhoused seniors and veterans living in the streets. As architects and designers committed to positively impacting our community, Perkins&Will devised a modular solution that prioritizes the safety and comfort of those in need of a permanent home. We are proud to have partnered with the Weingart Center to achieve its mission to provide innovative solutions to break the cycle of homelessness,” Gabrielle Bullock, director of global diversity at Perkins&Will, said.

The project features 50 studio units as well as a two-bedroom manager’s unit. The studio units are all fully furnished as well as pet friendly, according to information from Perkins&Will.

The development also offers various onsite amenities, including 24/7 security, a rooftop deck, patios, gym and a community room. A number of services are also available to tenants, including case management, medical and mental healthcare, client plan development, substance use counseling and legal assistance.

The project site is located just off Interstate 405 near a variety of retail amenities within a short distance of the property as well, including a Starbucks, Jack in the Box, Sprouts and others.

The Weingart Center is a Los Angeles based nonprofit that aims to provide individuals experiencing homelessness with housing and other services. According to the organization’s website, several of its projects remain under development. These include both Weingart Tower 1 and 2, which will provide 278 and 104 units, respectively; a 302-unit project at 600 San Pedro Street; and numerous others.

One project by the organization at 1405 S. Broadway Ave. will bring 335 affordable housing units to the city, according to The Registry’s previous reporting. The project is by both Weingart Center and Related California and will include a mix of studio, one-, two- and three-bedroom apartment units, primarily targeting seniors and families.
