Two-Tower Residential Project to be Delivered to San Diego’s East Village Neighborhood by Late 2021

A two-tower residential development project in San Diego’s East Village neighborhood will soon offer residents 623 residential units and additional retail space. Initially proposed by Vancouver-based developer Pinnacle International in 2014, the project is expected to be completed later this year. 

The project, referred to as 11th & Broadway for its location between the two streets, will consist of two 32-story residential towers totaling 641,000 square feet. Included in the residential towers will be a mix of one-, two- and three-bedroom units. According to project plans, 39 units will be set aside for low income housing. 

As well as residential space, the 0.9-acre project site will include10,000 square feet in ground floor retail space and 639 parking spaces in six levels of below-grade parking and one level of above grade parking. Additionally, the development will include indoor and outdoor common open space, totaling more than 10,000 square feet. 

The project site was once home to the Hamilton Apartments, a 13-unit residential building which received a historical designation from the City of San Diego in 2005. Due to its designation, the two-story 1800s-era building has been removed from the site, rehabilitated and will be placed approximately 50 feet from its initial site once construction of the towers is completed. 

The current project is being designed by San Diego-based architecture firm Martinez + Cutri. According to the firm’s website, the twin buildings will be similar in both form and mass. The towers’ matching exteriors will be primarily composed of a light blue glass, with dark metal balconies working as a stark contrast.

“The architectural part is simple, clean and elegant where the all-glass towers are

intended to blend rhythmically with the sky while the podium is of black porcelain ceramic tiles which becomes a timeless and rationalist framework for an active pedestrian-oriented retail street experience. The podium has retail and the residential lobbies ringing facing the street and further, an urban plaza along Eleventh Avenue,” the architecture firm’s website states. 

Located along Eleventh Avenue, the project is near various retail and commercial properties. The project site is also in close proximity to various other residential buildings, including Carnegie Apartments, Tenth & G Apartments, Celadon Bridge Housing as well as several others. 

The project is also just a short walk from another two-tower residential development by Pinnacle International. Located at 424 15th Street, the project was completed in 2015, marking the development company’s first residential towers in San Diego. In addition to the San Diego developments, Pinnacle International has developed more than 12,000 residences throughout Vancouver and Toronto since its founding 40 years ago.
