Uncommon Developers Plans 245-Unit Affordable Housing Project in Los Angeles

More affordable housing is making its way to Los Angeles. An application for a 245-unit fully affordable housing project was recently submitted to the City for a site along Sepulveda Boulevard. 

Situated at 8615-8631 N Sepulveda Blvd., city documents show that plans for the project come from Uncommon Developers with JZA Architecture in charge of the project’s designs. With four levels of residential space over two levels of above-grade parking, the project totals approximately 118,932 square feet. The project will provide a total of 7,200 square feet of open space, 140 vehicle parking spaces and 6 short term bicycle parking spaces.

One hundred percent of units, except the manager’s unit, would be set aside as affordable units. Of the total, 195 would be for low income and 49 would be for moderate income households. The unit mix will consist of 30 studio units, 185 one-bedroom units and 30 two-bedroom units.

Uncommon Developers is a Los Angeles-based development firm with a focus on “mixed-use lifestyle villages,” according to its website. The firm has a number of projects in different stages of development throughout Los Angeles. 

One project proposed by the firm would be located at 7951 W. Beverly Blvd. in Los Angeles’ Beverly Grove neighborhood. As The Registry recently reported, the firm submitted updated plans for the site which include the construction of a five-story building that will house 113 studio, one- and two-bedroom apartments. Of the total unit count, 12 units would be reserved for affordable housing.

The Registry also recently covered the firm’s planned 405-unit residential project. The project site is located at 6728 Sepulveda Blvd. and includes a mix of studio, one-, two- and three-bedroom floor plans with 41 reserved for affordable housing.
