136-Unit Apartment Building Planned for Echo Park in Los Angeles

A five-story mixed-use building could soon be coming to Echo Park, after plans were submitted to the Los Angeles Department of City Planning in early June. The proposed site is located at 1453-1503 Sunset Boulevard, and if approved, would allow for the development of 136 residential units and ground level restaurant space. 

The project, which has been named Sunset & McDuff, is being proposed by Champion Real Estate with designs from Los Angeles-based architecture firm AC Martin. According to the submitted plans, the project site is located on 41,100 square feet of land, and would include a 188,349 square-foot development, with 113,717 square feet of residential space and 8,000 square feet of restaurant space at the ground floor level. Project plans also include 15 affordable units and 116 parking spaces, with 88 spaces set aside for residents and 28 for commercial use. 110 bicycle parking spaces also are proposed. 

Currently, an existing building, located at 1485 W. Sunset Boulevard on the project site contains 1,807 square feet of commercial space. An additional building, at 1501 W. Sunset Boulevard consists of five newly-created residential units that have yet to be occupied. If plans are approved, these buildings would be retained and new construction would total 111,770 square feet.

The project also proposes a variety of amenities, including a courtyard, recreation room, a centrally located pool and more. 

“The podium courtyard with an adjacent indoor recreation room and an outdoor pool is centrally located for easy access to all the residents, and it would be a sanctuary from the noise generated from Sunset Blvd. Street trees and a planting strip along Sunset would provide a buffer from traffic noise for the restaurant users and residents alike. The landscaped roof terrace at the 5th level takes full advantage of southern exposure and creates an outdoor living space above Sunset Blvd. but with a visual connection to street activities below,” Champion Real Estate states in the submitted application. 

“The community-serving restaurants on the ground level with their covered outdoor dining spaces and movable storefront that ties indoor/outdoor would activate the street and create an inviting environment for the pedestrians. The roof terrace at the 5th level facing Sunset Blvd. would provide a further visual connection between the project’s gathering space and activities on Sunset Boulevard.”

Located along Sunset Boulevard, the project site is near a variety of commercial, retail, restaurant and residential buildings. It is also In close proximity to the Dodger Stadium, and both Echo and Elysian Parks. While in a pedestrian-friendly neighborhood, the site also provides close access to Interstate 101 and 110. 

Should the project receive approval from the City of Los Angeles, the construction of the building is expected to take approximately 23 months, beginning in 2022 and ending in 2024, according to plans submitted by Champion Real Estate. The Los Angeles-based real estate investment and development company was founded in 1987, and owns properties throughout California, Seattle and Nashville.
