136-Unit Residential Project Proposed in Los Angeles Along Pico Boulevard

More housing could soon be on its way to Los Angeles’ Mid-Wilshire neighborhood. Earlier this month, Los Angeles-based Local Development LLC filed plans with the City for a proposed 136-unit residential project. Groundbreaking on the project is expected to begin in the second quarter of 2024. 

Located at 5101-5125 West Pico Boulevard, the proposal includes the development of a seven-story apartment building, with 38 studios, 84 one-bedroom units, 77 two-bedroom units and seven three-bedroom units. The project will also include 13 units that will be designated as affordable housing.

The project is being designed by Lahmon Architects and includes a number of proposed amenities as well. These include a fitness center, business center, rooftop terrace, an outdoor courtyard, pool area and more. In total, project plans show the development would include more than 8,000 square feet of common open space amenities. 

“The seven-story building at 5101 Pico Blvd is designed to balance density, through its stature and its 136 units, with the scale and materiality of the existing neighborhood,” Lahmon Architects stated in an announcement on its LinkedIn page. 

With its location in Mid-Wilshire, just West of downtown Los Angeles, the building would be situated in close proximity to a number of retail amenities as well. Within the immediate vicinity of the property a number of national retailers, such as Target, CVS, Albertsons and various restaurants. 

The area has seen a number of project proposals pop up over the last several months. One such proposal came from Pico Treasures LLC, which proposed a 128,650-square-foot mixed-use building at 6116-6144 West Pico Boulevard. According to previous reporting from The Registry, the project would include 4,500 square feet of retail space at the ground floor level and 125 residential units at the upper levels of the building. 

Further West, Hudson Pacific Properties is also making way on its One Westside office project, which is located at 10800 Pico Boulevard. Set to reach completion this year, the office development will total 584,000 square feet.
