155-Unit Affordable Housing Project Planned for Los Angeles

Los Angeles could soon see some more affordable housing options, following a recent project application submitted to the City. The project, which comes from an entity linked to Waterloo Partners LLC, would add 155 affordable units to the city’s development pipeline.

Located at 801‐809 N. Waterloo St. and 2303‐2309 W. Kent St., the project – which features designs from Ottinger Architects – would include the construction of a seven-story residential building. The building would offer 154 affordable units as well as one manager’s unit, according to project plans. 

Overall, the unit count comprises 129 studio units and 26 one-bedroom units. Of these, four units are designated as very low income households and 150 units are reserved for low income households. 

The project also features approximately 3,125 square feet of open space and no parking due to its location just half a mile from a transit stop. 

Currently, the development site is home to two two-story multifamily buildings that feature a total of seven units and associated parking. All existing structures would be demolished for the proposed project to take shape. 

The project site is located in the Silver Lake-Echo Park-Elysian Valley Community Plan Area with frontage along Waterloo Street. The site is located between Interstate 101 and Sunset Boulevard and near a mix of residential, commercial office and retail buildings. 

The Greater Los Angeles area has seen several affordable housing proposals pop up over the last several months. 

The City of Beverly Hills recently selected West Hollywood Community Housing Corp. to develop a 1.5-acre publicly-owned site with a 252-unit affordable housing development. The site is located at 9268-9298 W. 3rd St. and would include construction in two phases, the first phase consisting of 153 apartments, with an additional 99 apartments in the second phase, according to The Registry’s previous reporting.

Earlier this year, plans for affordable housing at 1211 W 36th Place were also submitted to the City of Los Angeles. Those plans, from 1211 36th Pl LLC would include a 120-unit, six-story residential building.
