17-Acre Industrial Site up for Sale Near Otay Mesa Port of Entry

A 17.01-acre industrial development site is now available for purchase in the Southwest Village Specific Plan Area of Otay Mesa, a community that is undergoing significant growth and development in San Diego. The vast portion of land property is located just east of Interstate 805, south of State Route 905 and west of Caliente Avenue, according to the listing by Pacific Coast Commercial.

It is also just a stone’s throw away from the San Ysidro Port of Entry, Otay Mesa Port of Entry, and the upcoming Otay Mesa II Port of Entry, making it an ideal location for businesses that require easy access to the international border.

The Southwest Village Specific Plan Area covers approximately 490 acres of undeveloped land and was designed to create sustainable and efficient land use patterns, encourage pedestrian-friendly environments, promote transit-oriented development and foster a variety of land uses, including residential, commercial, community facilities and protected open spaces.

The Southwest Village Specific Plan aims to create a vibrant and active area that will feature compact and walkable village areas with a mix of uses, including commercial, residential, schools, parks and public spaces. The plan also includes provisions for multi-modal circulation systems, transit sites, public facilities and amenities that will enhance the quality of life of its residents.

Otay Mesa is already seeing a number of industrial projects pop up throughout the area. Kearny Real Estate Company, for instance, is working to complete its final phase of the 311-acre Otay Crossings Commerce Park, which would include four industrial buildings ranging in size from 45,000 to 205,500 square feet. In April, the developer announced it had begun the final phase of the development which included the remaining 26 acres of the area.
