Bardas Investment Group Plans Nearly 81,000 SQFT Office Building in Hollywood

The City of Los Angeles has recently published an environmental study, paving the way for Bardas Investment Group’s planned office complex in Hollywood. Located just north of Santa Monica Boulevard and in close proximity to the LA LGBT Center’s Anita May Rosenstein Campus, the proposed development aims to transform a parking lot at 1149 N. Las Palmas Ave. into a state-of-the-art office building spanning 80,987 square feet. 

In addition, an adjacent building at 1155 N. Las Palmas will be converted into offices and retail space, while existing industrial sites at 1128-1146 N. Las Palmas Ave. will be repurposed into office facilities. With a total office space exceeding 123,000 square feet, the project also includes plans for a subterranean garage accommodating 213 parking spaces.

The project envisions modern and visually striking buildings with curved, layered roofing. The exteriors will comprise a combination of glass panels, simulated wood, perforated metal railings and concrete panels, creating a contemporary appearance. Furthermore, the development plans incorporate 22,000 square feet of open space, including a courtyard, terraces and decks.

Plans for the project were submitted to the Planning Department in late 2021, which listed Otherworks as the design architect, House & Robertson as the role of the landscape architect and KSA also contributed as a landscape architect. 

Bardas Investment Group, headquartered in neighboring West Hollywood, is demonstrating a strong commitment to revitalizing Hollywood with a series of small and mid-sized office projects. 

Other nearby projects planned by the firm include a new 75,262 square foot office campus at 1200-1210 North Cahuenga Blvd. Additionally, in September of last year, the firm announced plans for a $600 million redevelopment of the former Television Center at 6311 Romaine St. in the heart of Hollywood. The project seeks to redevelop the site with a 620,000 square foot urban studio campus.
