CIM Group Plans 34-Story Multifamily Project in West Hollywood

CIM Group is hoping to bring a new highrise to West Hollywood’s skyline. The Los Angeles-based developer recently shared plans for the 34-story project during a West Hollywood Neighborhood meeting, according to Wehoville, which first reported on the project. 

The project would be located at 1000 North La Brea Ave., a site that had long been known for the cement plant that occupied it for approximately 60 years. The building would be constructed at the intersection of North La Brea Avenue and Romaine Street and would include 514 residential rental apartments and ground-floor retail space, according to information from the neighborhood meeting. 

The project will include a combination of market-rate and affordable rental units, ground-floor retail and an open space plaza.

CIM Group acquired the site of the cement plant in June of last year. At that time, the firm paid $47 million for the 1.6-acre site, public records show. The site is partially located within West Hollywood, with the remaining portion in Los Angeles. In February, the firm submitted project plans for the Los Angeles portion at 1011 N Sycamore Ave. 

Plans for that site include a seven-story building with 78,000 square feet of offices as well as parking for up to 277 vehicles in two subterranean levels and three above-grade levels.

“La Brea Avenue is a prominent commercial corridor that is a hub for entertainment businesses along with a thriving mix of retail, restaurant and cultural venues. Over the decades the community grew and evolved around the cement plant and now with the operator relocating it is poised to be redeveloped for new uses consistent with the needs of the community,” said Shaul Kuba, co-founder and principal at CIM Group, at the time of acquiring the cement plant. 

CIM Group has been busy across the Los Angeles area for quite some time. The company is planning to develop another site at 3045 Crenshaw Blvd. The 1.3-acre site would be developed with a mixed-use development consisting of 168 apartment units and 40,000 square feet of ground floor retail. The site was recently acquired by CIM Group from the West Angeles Church of God for $13.5 million.

 Another project in CIM Group’s pipeline is a 114-unit building in Los Angeles’ Jefferson Park neighborhood. The project site is located at 3022 Western Ave. and would include a mix of studio, one- and two-bedroom apartment units, with 14 set aside for affordable housing.
