Cityview Plans 441-Unit Apartment Building in Los Angeles’ Westchester Neighborhood

Cityview is hoping to add more housing to Los Angeles. In late August, the local development company submitted an application to the City for a 441-unit apartment building near the intersection of W. Manchester Avenue and Sepulveda Boulevard.

The project site is located at 6136 W. Manchester Avenue on a triangular plot of land totaling 2.42 acres. Plans for the site include an eight-story building with a mix of unit types, including six live-work units, 125 studio units, 190 one-bedroom units and 120 two-bedroom units. The project also would set aside 66 units, or 25 percent, for very low income households.

As well as the residential component, the project will feature 551 parking spaces and 16,120 square feet of commercial space. More than 48,000 square feet of open space consisting of both indoor and outdoor spaces, is also included in project plans. Overall, the project would include a 2,345 square foot pedestrian plaza, open-air terraces, a 2,140 square foot fitness center and various coworking spaces.

Designs for the project come from AC Martin and MJS Landscape Architecture. Plans for the project include a variety of textures, colors and materials. Landscaping will also be included at the ground level pedestrian plaza as well as at the rooftop amenity decks.

Located in Los Angeles’ Westchester neighborhood, the project site is bounded by Manchester Avenue, La Tijera Boulevard and Truxton Avenue. The site is currently developed with a Pep Boys Auto Shop and a Del Taco, which would be demolished to make way for the proposed development.

The site is located near various retail amenities. Nearby are also several transportation options, including multiple bus stops, state route 1 and Interstate 405. The property is also just a short drive from the Los Angeles International Airport.

The project would be one of many developments by Cityview. The Los Angeles-based development company has developed a number of multifamily buildings over the years, including The Pearl, a 343-unit apartment building at 687 S. Hobart Boulevard; Barker Block, a 310-unit building at 510 S. Hewitt Street; and a 123-unit apartment building at 5935 W Pico Boulevard.
