Grubb Properties Proposes 151-Unit Apartment Building Along Vine Street in Los Angeles

North Carolina-based development company Grubb Properties is looking to grow its Link Apartments brand in Los Angeles, recently submitting an application to the City for a 151-unit apartment building.

The property would take shape at 1200 N. Vine Street and would include the construction of a seven-story, 137,640 square foot building with a mix of unit types.

According to project plans, the development would feature 16 studio, 95 one-bedroom and 40 two-bedroom units. In addition, the project would also set aside 17 apartment units, or about 16 percent of the total unit count, for very low income households.

Throughout the building, Grubb Properties is also proposing a number of tenant amenities. At the ground floor, the building would provide approximately 3,690 square feet of ground floor commercial uses. A lobby, leasing office, mail room and bike room will also be included at the ground floor level. Likewise, the second and third levels will include various communal spaces, such as a lounge, pool room, fitness center and more. Two rooftop decks would also be located on the seventh floor.

Overall, the project would include a total of 19,065 square feet of open space. Designs from architecture firm KTGY show a 1,200 square foot pedestrian plaza at the corner of Lexington and Vine Street.

“The Vine Street frontage is oriented around a Central courtyard to create a visually striking orientation and provide ample light and air to units. The building is appropriately scaled and designed to integrate into the mixed use neighborhood of Hollywood. The design alternates different textures, colors, materials, and distinctive architectural treatments to add visual interest while avoiding dull and repetitive facades,” project plans state.

The property is one of several recently proposed by Grubb Properties as part of its Link Apartments Opportunity Zone REIT. Announced in February, the Link OZ REIT has over $350 million in assets under management and is designed to provide essential housing across the United States. According to previous reporting from The Registry, there are currently 19 Link Apartment communities across the nation, totaling 4,935 units with 16 projects in the pipeline.

In North Hollywood, the company is also planning NoHo Link Apartments, a 178-unit project that would be located at 5240 N. Lankershim Boulevard. The apartment project would redevelop the Laemmle NoHo 7 theater and would be completed by 2025.
