Healthpeak Wraps Up 195,000 SQFT Life Sciences Campus in Torrey Pines

Healthpeak Properties, a life science and medical office investor and developer, is wrapping up construction on a $173 million project in San Diego’s Torrey Pines neighborhood. Referred to as The Boardwalk, the three-building project is set to be completed in the fourth quarter of 2021 and will be Healthpeak’s first ground-up development in Torrey Pines. 

Located at 10265, 10275 and 10285 Science Center Drive, the campus features 195,000 square feet of flexible lab and research space for its multiple tenants. The project combined three adjacent Healthpeak properties, and included the ground-up construction of 105,000 square feet on two of the adjacent land sites. 

“What started as two distinct buildings on separate land sites has now morphed into an aesthetically cohesive, three-building, amenity-rich campus,” Mike Dorris, Vice President of Healthpeak, said. “It’s a project that’s going to be functional for the life science community that we have here in San Diego, but it’s also just a really aesthetically pleasing, elegant design.”

The campus also includes a variety of outdoor and indoor amenities, including multi-functional outdoor space that can be used for meetings as well as a variety of leisurely activities. Additionally, the campus contains a fitness center, full-service restaurant, and a flexible conference center that doubles as event space. 

Built by Swinerton and designed by Ferguson Pape Baldwin Architects, the building takes advantage of Southern California’s warm weather by connecting tenants to outdoor spaces. The buildings’ exteriors are also built with similar sleek, modern finishes with a connecting wooden circulation path, or boardwalk, to provide a sense of unity among the individual properties.

With its prime location in the heart of San Diego’s growing life science hub, the Boardwalk is near a variety of other large names in technology and life science including Pfizer, Lilly Biotechnology, Amazon and Scripps Research. The property is also located near Interstate-5 and just a short drive to the University of California San Diego.
