Jacmar Cos. Plans 243-Unit Apartment Project in North Hollywood

A company that typically specializes in food distribution is now planning a housing development in North Hollywood. According to submitted project documents, Jacmar Cos. is planning a 243-unit apartment development in the northern Los Angeles neighborhood.

The project would take shape on two adjacent lots at 7023-7037 Laurel Canyon Boulevard. The 2.23-acre site is currently developed with a 36,160 square foot United States Postal Service sorting facility and associated parking.

Overall, the project would consist of a six-story building totaling approximately 257,751 square feet. The project would contain a mix of studio, one- and two-bedroom apartment units and 5,126 square feet of the project would be reserved for commercial space.

Additionally, the project will set aside 13, or roughly five percent, of the total unit count for extremely low income households and 27 apartment units, or about 11 percent, for very low income households.

MVE + Partners is the architecture firm behind the project, which includes a number of outdoor open spaces between ground floor courtyards, a commercial plaza, two roof terraces and private balconies. In total, the project would include 27,725 square feet of open space. Interior amenity spaces include a fitness center and two lounge spaces totaling 3,468 square feet.

“The building design focuses on human scale at the ground plane with a transparent commercial frontage and landscaped commercial plaza along Laurel Canyon Boulevard. The activation of the street frontages and sidewalk promote a safe, comfortable and accessible pedestrian experience. The building’s stepped massing, dark framed structures, articulated storefronts and enhanced brick materials are inspired from its industrial and commercial history,” project plans state.

Located north of downtown Los Angeles, the property is situated just off State Route 170. Nearby are a number of commercial and retail buildings, with both the North Hollywood Swap Meet and the La Fiesta Swap Meet in close proximity to the property.

North Hollywood has been growing, with several residential projects proposed over the past year. One recent project to be proposed nearby is Grubb Properties’ NoHo Link Apartments. According to previous reporting by The Registry, the 178-unit project would redevelop the Laemmle NoHo 7 theater at 5240 N. Lankershim Boulevard with a seven-story multifamily building totaling approximately 129,192 square feet. The project is anticipated to be completed by 2025.
