Nearly 73,000 SQFT Shopping Center Placed Up for Sale in El Cajon WIth $26.55MM Asking Price

More retail space is being placed on the market in San Diego. According to a property listing from Century American Realty, a 72,975 square foot shopping center is up for sale in El Cajon, with an asking price of $26.55 million, or about $364 per square foot.

Located at 868 Jackman St., the property was built in 1981 and consists of four buildings with 396 parking spaces. The shopping center – also referred to as Wild West Village – is currently owned by an entity affiliated with Los Angeles-based W.P. Properties, according to public records.

The property is currently 100 percent occupied with 12 tenants. San Diego Rock Church is the property’s largest tenant, taking up approximately 22,819 square feet of space. An 8,000 square foot expansion of the church was also approved by the El Cajon City Council, according to Century American Realty. Other tenants include Salon Centric, Barber and Body Art, XL Staffing and various other service-based retailers.

The shopping center is located 15 miles east of downtown San Diego, adjacent to the San Diego Trolley and its Arnele Avenue Station. The property also maintains easy access to both Interstate 8 and State Route 67.

A number of other retailers are also located within close proximity of the site, including the Parkway Plaza Mall. The recently renovated shopping center is home to about 170 stores and serves as a main shopping center for surrounding residents.

Overall, the surrounding area is home to a large population, with the immediate intersection the property is on seeing a daily vehicle count of more than 38,000. Overall, the city is home to more than 105,000 people.
