Panku Inc. Plans 225-Unit Residential Project in San Gabriel

San Gabriel could be seeing some new development following a recent environmental report published by the City. According to that report, Panku, Inc. is proposing a 225-unit development referred to as Rubio Village. 

The project would be situated at 201 N. San Gabriel Blvd. and consist of three buildings totaling 306,793 square feet and reaching six feet. Overall, the project includes 191,453 square feet of residential uses, 13,449 square feet of commercial uses and 101,891 square feet of above-ground parking. Designs for the project come from architecture firm LCRA. 

The 225 multifamily residential units consist of 12 studios, 179 one-bedroom units, 31 two-bedroom units and 3 three-bedroom units. The residential space would be located across each of the three buildings and include apartments as well as townhome-style units. 

As well as the restaurant space, residents of the building would have access to several other amenities as well, including a gym, residential lobby, storage lockers, bike racks and more, according to the report. A total of 438 parking spaces would also be provided. 

The project would provide 43,810 square feet of open space, with 27,048 square feet at the ground floor level and 16,762 square feet in a third floor courtyard. Private open space would also be provided in the form of balconies and patios.

The project site has seen a number of development proposals over the years. As recently as May of 2022, Panku secured entitlements for a four-story mixed-use development with 179 condominium dwelling units and more than 8,000 square feet of retail space and nearly 6,000 square feet of restaurant space. Earlier iterations of the project have come from several different developers over the years. As early as 2007, a 159-unit project was planned for the site.

While the development remains in the planning stages, construction could occur as early as February 2024 and span approximately 25 months, according to the environmental report.
