Uncommon Proposes 143-Unit Mixed-Use Development in Inglewood

In a recent meeting of the Inglewood Planning Commission, Los Angeles-based developer Uncommon presented plans for the redevelopment of an L-shaped property just south of Manchester Avenue. The proposed project, known as 317 La Brea, aims to bring the area a mix of residential and commercial spaces, according to a recent report by Urbanize Los Angeles. 

Uncommon’s project, situated at 317 S. La Brea Ave., envisions the demolition of existing commercial buildings and surface parking to make way for two new structures — a four-story, 31-unit development to the west on Nutwood Street and an eight-story, 112-unit building fronting La Brea to the east. The mixed-use development is set to include a total of 143 studio, one-, two- and three-bedroom apartments, coupled with 18,000 square feet of commercial space and parking for 224 vehicles. 

In exchange for project entitlements, the City of Inglewood stipulates that 18 of the new apartments must be allocated as affordable housing. 

The design for 317 La Brea includes two courtyards, a rooftop pool deck and various interior recreation rooms. The architectural plans envision a modern aesthetic with stucco and fiber-cement panels. JZA Architecture, the firm behind the project’s design, emphasizes the integration of 317 La Brea into the fabric of downtown Inglewood. The development links key nodes within the area, connecting Inglewood High School and Grevillea Art Park to the west, the Inglewood Transit Center and Market Street to the east and La Brea Boulevard, the city’s primary thoroughfare, to the north and south. 

Pending approval, Uncommon anticipates breaking ground on the 317 La Brea project in August 2024. The construction will occur in two phases, commencing with the smaller four-story development on Nutwood Street and concluding with the larger eight-story building along La Brea.

The Registry recently reported on the company’s plans for a 405-Unit residential project in Van Nuys. With plans for similar ventures on Beverly Boulevard in Beverly Grove, a project along Sepulveda Boulevard as well as on Sunset Boulevard in Hollywood, Uncommon is poised to make a significant impact on the urban landscape.
