251-Unit Mixed-Use Development Planned for Los Angeles’ Koreatown Neighborhood

Over the last several years, Los Angeles’ Koreatown neighborhood has seen a number of residential development proposals. An environmental impact report recently published by the City gives insight to one of these projects, a mixed-use building with 251 residential units. 

The project site is located at 3431-3455 West 8th St. and is proposed by Charles Park & Associates LLC. Known as The Parks in LA, the project would feature designs from Corbel Architects. In total, the mixed-use building would encompass 292,820 square feet and reach eight stories. 

The project would feature both commercial and residential space, with approximately 40,500 square feet of commercial space and 29 income-restricted units. In addition, plans include the construction of two levels of subterranean parking with 284 vehicle parking spaces and 204 bicycle parking spaces.

The building will also feature a number of community amenities. On the first floor, the building will offer two residential lobbies, 18,000 square feet of commercial space, an internal courtyard and outdoor seating areas. On the second floor, the project would contain 7,000 square feet of office space, 15,500 square feet of creative office space, 18 live/work units and a 4,500 square foot communal area. 

The project was initially proposed to the City in 2019 and would redevelop a site that is currently developed with five commercial buildings that are each about 20,000 square feet in size. The buildings, along with a 2,000 square foot single family home, would be demolished, according to project documents. 

Located in the center of Koreatown, the property is situated among a number of retail and restaurant amenities, including Western Plaza Shopping Mall and Koreatown Plaza. The area is also just off Western Avenue and near several metro stops. 

The Koreatown neighborhood has seen a number of project proposals over the last several months. One project to recently be approved by the City includes the development of 110 apartment units. The project, by Six Peak Capital, would be located at 2869 Francis St. and include 101 studio apartments, three one-bedroom, five two-bedroom and one three-bedroom apartment units.

Another developer, Jamison Properties, has proposed numerous projects throughout Koreatown in recent years. One of the company’s most recently submitted proposals includes the development of a 125-unit apartment building at 730 S. Western Ave. According to previous reporting from The Registry, the building will consist of a seven-story apartment building totaling 108,641 square feet.
