Irvine-based S3 Hotel Group has acquired the 149-room Hyatt House adjacent to John Wayne Airport for $38 million, roughly $4 million below its 2018 price, in a deal analysts say reflects a broader recalibration of California hotel values under the weight of higher borrowing and operating costs.
