Merlone Geier Partners has sold the 116,612-square-foot Target that replaced Goleta's Kmart in 2019 to Colorado-registered McCabe Properties for $61.67 million, public documents show, in a deal its brokers call the West Coast's largest single-tenant retail sale of 2026 and one priced far below national net-lease cap rate averages.
