SAN DIEGO – JLL announced today that 2440 Grand, LLC has acquired a 14,973-square-foot freestanding industrial building located on 2.09 acres at 2440 Grand Avenue in Vista, California for $4.24 million. 2440 Grand, LLC will use the building to expand its commercial kitchen business supporting local venues in San Diego.
JLL’s Chris Baumgart the seller, Spencer Industries, LLC, a local manufacturer of board game organizers and accessories. The buyer was represented by Billy Long Real Estate Group.
“This sale represents the continued demand we see in the market for well-located, functional freestanding ‘owner-user’ industrial buildings throughout San Diego County,” said Chris Baumgart, JLL Executive Vice President. “2440 Grand Avenue provided the buyer with the flexibility to occupy the full building or rent out a portion due to the design and construction of being a multi-tenant building. Additionally, the fenced loading area was extremely attractive to the buyer providing further utility and safety that is hard to find in buildings of comparable size.”
Built in 1989, 2440 Grand Avenue is ideally located in the North San Diego community of Vista with nearby access to State Route 78. The property features 14-16-foot clear height, five grade-level loading doors and fenced secured parking.
