Nearly 170,000 SQFT Mixed-Use Project Planned for West Hollywood’s Sunset Strip

A nearly 170,000 square foot project offering a mix of hotel and residential space is making its way through the City of West Hollywood’s entitlement process. Proposed by developer A.J. Khair, the project is currently undergoing environmental review, according to an initial study published by the City.

The project, located at 8240 Sunset Boulevard, is known as The Harper. The mixed-use development would consist of nine levels of hotel use connected to a seven-story residential structure. In total, the project would include 167 hotel rooms, 45 residential units and various amenities and commercial space.

“The Harper will be a distinctive new architectural landmark for the Eastern Gateway of the Sunset Strip, integrating a remarkable digital billboard display wrapping around the Southeast corner of Sunset Boulevard and Harper avenue and situated above a floating open air courtyard with lush landscaping and outdoor dining. A.J. Khair is working closely with the City of West Hollywood and the community to ensure that this project will bring a new element of style and sophistication to the area and serve as a significant landmark for the Sunset Strip,” the project’s website states.

The residential portion of the project would include a mix of one- and two-bedroom apartment units as well as nine low income units.

As well as the 167 hotel rooms, the project also includes a 3,121 square foot lobby, meeting rooms and other services areas.

In addition, the project offers a variety of amenities for both tenants and hotel guests, such as a rooftop deck, a pool, an indoor/outdoor cafe and various public and private spaces. The full-service restaurant and bakery would be situated along Sunset Boulevard, connecting to an outdoor plaza. In total, the dining space would include approximately 5,371 square feet of indoor and 1,370 square feet of outdoor dining space.

Designs for the project come from Steven Kent Architects. According to project plans, The Harper is designed as a modern building separated into three integrated structures to help reduce the overall massing. The building features a curved exterior primarily in glass. The building also features a generous setback at the street level with a large courtyard and landscaping.

“The luxury hotel features an interior landscaped courtyard open to the sky, two restaurants, and a dramatic rooftop pool with panoramic city views. The building floats above street level with an expansive opening to the inner courtyard, with abundant outdoor seating and lush landscape features that will generate much desired pedestrian activity on Sunset Boulevard,” Steven Kent Architects states on its website.
